D.R. Horton's Atlanta Central Division marked the grand opening of Overlook at Peachtree Corners with a ribbon-cutting ceremony on Thursday, Oct. 22, joined by the Gwinnett Chamber of Commerce. Guests toured several finished units, snacked on food and drinks, and took part in a scavenger hunt through the new community — a lively kickoff for a townhome neighborhood that's been quietly filling in off Peachtree Corners Circle for the past several months.

The community sits at 3581 Overlook Rise Drive, with a sales office that's open seven days a week. Builders describe it as "elevated townhome living," and the finished product backs that up: three-story townhomes with brick facades, attached two-car garages, and a short list of streets — Peach Orchard Trail and Nectarine Lane among them — that are filling with new owners.

Two Floor Plans, From the $550s

Overlook offers two floor plans. The Asbury starts in the $580s and runs 2,308 square feet with three bedrooms and 3.5 baths. The Rutherford starts in the $599s at 2,314 square feet with four bedrooms and 3.5 baths. Both come with a two-car garage and three stories of living space. As of this week, individual listed homes in the community ranged from roughly $558,990 to $622,865, with a handful of lots already under contract.

Inside, the builder's standard package includes quartz countertops, stainless steel appliances, and what D.R. Horton calls its "Home is Connected" smart home system — door locks, thermostats, and lighting that can be managed from a phone. Because the homes are new construction, buyers also get new HVAC systems, roofing, and appliances from day one, which Gwinnett's relocation crowd — especially anyone tired of inheriting a stranger's maintenance list — tends to appreciate.

A Walkable Spot Near The Forum

The location is the other selling point. Overlook sits close to The Forum and Peachtree Corners' town center, inside the city's well-known technology corridor, with quick access to the area's main highways. On site, residents get a dog park and a network of walking and nature trails — small-but-real amenities for a townhome community where yard space is limited by design.

Zoned schools for the address are Peachtree Elementary, Pinckneyville Middle, and Norcross High School, all within about a mile and a half. For move-up buyers or empty-nesters downsizing out of a larger single-family home but staying in the Peachtree Corners school zone, that's often the deciding factor.

D.R. Horton was running a limited-time financing promotion at the time of the ribbon cutting — a reduced-rate buydown on contracts signed by early November — so anyone seriously considering the community should confirm current pricing and incentives directly with the sales office at 770-766-0238, since builder promotions typically change on short notice.
