How This Is Calculated
Property tax is your entered home price × 1.0%, the midpoint of Gwinnett County's published effective property tax rate range (0.9%–1.4% of fair market value, after standard homestead exemptions). Monthly spending applies the Atlanta metro cost-of-living index — 6% lower than the national average as of September 2026 — to your entered figure. Both are real, cited published rates applied to your own numbers, not an estimate of what Gwinnett "should" cost.
This tool doesn't ask where you're moving from, because a true side-by-side against another specific city would need that city's own verified tax and cost data, which we don't have yet. What it does is show honestly what your own numbers become under Gwinnett's real, published rates.
